India Ranks 3rd in Global cross-border capital destinations for land/ development sites

Mumbai, 19 September 2024: New research from Colliers has found that the Asia Pacific region was home to four of the top ten global cross-border capital sources in the first half of 2024 – Singapore, Hong Kong, Japan and China. When it came to global capital, targeting standing assets, Japan and China were in the top five destinations globally with Australia too representing the APAC region within the top ten list, according to Colliers’ Global Capital Flows Report | H1 2024.

India notably features prominently at the third place in the list of Global cross-border capital destinations for land/development sites in the report.

The office sector was the most sought after in terms of investment activity in APAC in the first half of 2024, followed by industrial sector. In India too, investments in industrial & warehousing and office assets remained strong in the first half of the year. Investments in Industrial assets especially, were 5X times, compared to same period last year. Amidst rising demand for superior quality Grade A assets and evolving supply-chain models, global investor confidence in the sector is improving significantly.

"Foreign investment in India's industrial & warehousing sector has been gaining significant traction in recent times. In H1 2024, nearly 70% of the total foreign inflows in India’s real estate sector were directed towards industrial & warehousing assets. Investor affinity is being driven by rising demand from 3PL & E-commerce players and strengthening of manufacturing capabilities across key industrial corridors of the country. In fact, the growing appeal of India as a key destination for industrial investments reinforces long-term confidence in the sector," said Piyush Gupta, Managing Director, Capital Markets & Investment Services at Colliers India

With USD 3.5 billion of inflows in H1 2024, institutional investor interest in Indian real estate has remained firm. While 70% of investments during H1 2024 were focused on ready assets, India’s fast-paced growth and infrastructure development will continue to offer numerous opportunities in developmental assets over the coming years.

“Backed by robust domestic demand, healthy GDP growth and likely easing of monetary policy in the next few quarters, investments in Indian real estate sector will remain steady. Evident from a 73% share during H1 2024, foreign inflows will continue to dominate institutional investments in the near-term. Although North America and EMEA will lead the foreign inflow of funds, we can witness increasing traction from investors in the wider APAC region," said Vimal Nadar, Senior Director and Head of Research, Colliers India.

55-Year-Old Male’s Abdominal Pain Diagnosed as Atypical Pancreatic Pseudocyst, Successfully Treated with Advanced Surgery


A 55-year-old male presented with persistent dragging pain in his left upper quadrant, which worsened after eating.outcomes. M the past three months, the patient had significantly reduced his food intake due to the pain, leading to noticeable weight loss. Initially, his symptoms were misdiagnosed as simple gastritis, and local treatment was administered. However, the patient’s condition did not improve, prompting further investigation.
A sonography revealed a peri-splenic hematoma, a collection of blood around the spleen, typically associated with blunt abdominal trauma. Despite the absence of a clear traumatic event, conservative management was employed based on initial CT findings, which also showed the hematoma. Unfortunately, these conservative measures did not alleviate the patient's symptoms.
Dr. Vinay Thati, a General Surgeon at Wockhardt Hospitals Mumbai Central, decided to reassess the patient’s condition due to the lack of progress. Recognizing the limitations of the initial imaging and treatment approach, Dr. Thati ordered a new CT scan from another center for a fresh perspective. This scan uncovered an unexpected finding: a **pancreatic pseudocyst** located above the spleen. This was atypical, as pancreatic pseudocysts typically form behind the pancreas, not above it.
The unusual location of the pseudocyst and the patient's persistent symptoms led to the decision to proceed with surgical intervention. Initially, the plan was to perform laparoscopic surgery to minimize invasiveness. However, due to the pseudocyst's challenging position, the procedure was converted to an open surgery. During the operation, the surgical team established an internal drainage system by anastomosing a part of the jejunum (small intestine) to the pseudocyst. This technique allowed pancreatic juices to drain effectively into the small intestine and facilitated the gradual collapse of the pseudocyst.
Dr. Thati commented, “Accurate diagnosis and tailored treatment are crucial when dealing with complex abdominal conditions. Identifying the pancreatic pseudocyst in this atypical location was essential for effectively addressing the patient's symptoms. By opting for internal drainage, we avoided the complications associated with external fistulas and achieved a successful outcome. It’s gratifying to see the patient’s positive recovery following the surgery.”
The case underscores the importance of thorough diagnostic evaluation in managing abdominal pain with ambiguous origins. The initial misdiagnosis as gastritis and the subsequent identification of an atypical peri-splenic hematoma and pancreatic pseudocyst highlight the need for vigilance and persistence in diagnosis. Following the surgery, the patient experienced a complete resolution of pain, improved appetite, and weight gain during a one-month follow-up.
Dr. Vinay Thati’s intervention, including advanced imaging and innovative surgical techniques, successfully addressed the patient’s condition and led to a positive recovery. This case illustrates the significance of precise diagnosis and appropriate surgical intervention in achieving optimal patient outcomes

But if these critical technologies are compromised, hackers could use them for blackmail, demanding ransoms to restore functionality. Smart glasses or contact lenses, which provide real-time data and environmental analysis, could be hacked to distort your vision or display ransom demands, severely disrupting their intended use.

The devil is in the details

As more and more smart devices are integrated into our clothing, the risk of cyber attacks is increasing.

Smart clothing often collects and stores sensitive personal data such as health data, and also lot of financial information. Hackers can exploit this data for targeted attacks or trade it on the dark web. If attackers gain control over smart clothing, they could manipulate features like heating elements, potentially causing harm. GPS modules in these garments could be misused for stalking or privacy invasion, and integrated microphones and cameras could be exploited for espionage. The challenge of updating and patching vulnerabilities in these devices makes them an easy target for cybercriminals, who can exploit known weaknesses long after they've been discovered.

In addition, wearable technologies are usually connected to a mobile phone or to home and corporate networks and linked to various cloud services. Without basic security, these connected devices can be an easy target or a means for a more serious attack on other devices and even possibly, the entire network. Also, always consider carefully which manufacturer you buy your smart products from, as they may then have access to your sensitive data, and whether they are a trusted partner.

A successful cyberattack on any part of the supply chain could lead to widespread exploitation, such as inserting malware into smart clothing. This could compromise platforms, systems, and apps designed to monitor and control these garments, leading to significant financial losses, severe fines for data breaches, and irreparable damage to brand reputation.

But fashion can also play a key role in protecting our digital privacy. Special glasses, hats or masks, for example, can make computer facial recognition difficult or impossible.
