India, Mainland China and Japan Dominate Asia’s Office Leasing, Driving 90% of Demand in H1 2025 - Colliers

-       India, China, and Japan drove over 90% of the demand during H1 2025

Bengaluru, 21 August – According to Colliers’ new report, Asia Pacific Office Market Insights H1 2025, leasing activity across 11 key markets reached 4.5 million square metres (48.4 million square feet) in the first half of the year – a 9.6% year-on-year increase – reflecting a broader recalibration of workplace strategies. Markets monitored included Australia, Mainland China, Hong Kong, India, Indonesia, Japan, New Zealand, Philippines, Singapore, South Korea and Taiwan.

Singapore, the Philippines and Japan saw notable growth in demand in H1 2025 on an annual basis, with Singapore recording an impressive twelvefold increase in leasing volumes. The Philippines and Japan recorded robust year-on-year gains of 56% and 55% respectively. Meanwhile, India, Mainland China and Japan continued to anchor regional activity, collectively accounting for more than 90% of total office demand.

New supply also gained traction, rising 45.4% year-on-year to 4.8 million square metres (51.7 million square feet) and outpacing demand in most markets. Australia, New Zealand and Japan saw particularly strong growth, each registering annual increases exceeding 80%. Overall, 8 out of 11 APAC markets saw an increase in new supply during H1 2025. Mainland China, India and Singapore together accounted for approximately 80% of the new supply during the period.

"The APAC office market continues to display remarkable resilience, with both demand and supply strengthening in H1 2025 despite ongoing volatilities. Leasing activity across the 11 APAC markets grew 9.6% to 4.5 million square metres (48.4 million square feet) in H1 2025, while new supply surged 45.4% to 4.8 million square metres (51.7 million square feet), underpinned by relatively lower inflation levels, easing interest rates, and a positive GDP growth across key markets. Going forward, with supportive growth policies and sustained occupier momentum, both India and the wider APAC region are well placed for a strong performance in the second half of 2025," said Arpit Mehrotra, Managing Director, Office Services, Colliers India.

“With over 70% share in leasing and 48% of new supply in H1 2025, India continues to stand out as one of the most dynamic office markets in the APAC region. The robust demand for Grade A office space in India is driven by a combination of factors, including continued occupier expansion, sustained GCC activity and a diversifying demand base. Domestic demand, in particular, is holding up well, accounting for 46% of the total leasing of 3.13 million square metres (33.7 million square feet) during H1 2025 across the top 7 cities of the country. Backed by these fundamental demand drivers, a strong supply pipeline, and marked improvement in macroeconomic indicators, the office market outlook for India remains positive.” said Vimal Nadar, National Director & Head of Research, Colliers India.

As flexibility and sustainability priorities take centre stage, organisations are gravitating toward prime Grade A assets that reflect their values and future ambitions. This flight to quality is reshaping the region’s office landscape, and we expect this momentum to build through H2 2025 and beyond” said Mike Davis, Colliers’ Managing Director of Occupier Services, Asia Pacific.

Demand is expected to continue its upward trajectory in the second half of the year, although ongoing supply additions may exert pressure on vacancy rates. Nonetheless, rental growth is anticipated in select high-performing markets.

The structural shift toward premium Grade A properties is set to define the next phase of growth, as occupiers seek spaces that support evolving business needs and sustainability goals. Investor interest in green-certified buildings will remain strong, reinforcing the region’s transition to a more resilient and future-ready office landscape.

For actor Akash Jagga, who is currently seen in Sun Neo’s recently launched show Prathaon Ki Odhe Chunri: Beendani, that pause came in the form of a year-long break from television. Recently, Akash opened up about why he decided to take this break and what brought him back to the screen.

While speaking about his break from television, Akash Jagga says, “I took almost a year-long break from television, and honestly, I think it was a much-needed one. Earlier, I had played a negative role, and after that, I kept receiving offers for similar roles. I didn’t want to get stuck in that loop. If the characters had been slightly different, I might have considered them, but most of the roles felt repetitive. That’s when I decided to pause, step back, and wait for something fresh. And you know, when you keep waiting for something, it makes you wait even longer? That’s exactly what happened with me. The moment I stopped stressing about it and thought, let’s see what destiny has in store, that’s when I got a call for Kundan’s character.”

He further added, “When I read the script, I instantly found it very interesting. The show is based in Rajasthan, which is also my hometown, and I had never done a Rajasthani-based show before. That made it even more special for me. Kundan, as a character, felt layered, unique, and challenging—exactly the kind of role I was looking for, something that teaches me and excites me as an actor. Everything just fell into place at the perfect time with this show.”

Talking about the show, Akash shared, “Of course, there have been many shows based in Rajasthan, but this show is different because it’s so unpredictable. There are constant twists and turns right from the first few episodes. Every character is unique, well-written, and has their own story. As the show moves forward, you will see the depth of each character. This layered storytelling is something viewers should not miss. मुंबई, विशेष प्रतिनिधी : आचार्य प्रल्हाद केशव अत्रे यांच्या कन्या शिरीष पै आणि मीना देशपांडे यांनी स्थापन केलेल्या 'आत्रेय' या संस्थेतर्फे दरवर्षी १३ ऑगस्ट या आचार्य अत्रे यांच्या जन्मदिनी, "आचार्य अत्रे पुरस्कार" दिला जातो. आचार्य अत्रे यांच्या १२७ व्या जयंतीचे औचित्य साधून यावर्षीचा हा पुरस्कार प्रख्यात गायक, पटकथाकार, लेखक, दिग्दर्शक व नाटककार म्हणून लौकिक असलेले रंगकर्मी अशोक किसनराव हांडे यांना जेष्ठ विडंबनकवी वात्रटिकाकार रामदास फुटाणे यांच्या हस्ते प्रदान करण्यात आला. 'आचार्य अत्रे जीवनगौरव पुरस्कार' स्वीकारल्यावर अशोक हांडे म्हणाले. "उंब्रज गावातील भजने, आईच्या ओव्या, हरिपाठ, रंगारी बदक चाळीतील संस्कार आठवतात. माझ्यावर जे रुजवले त्याचा हा पुरस्कार आहे." याप्रसंगी व्यासपीठावर हर्षवर्धन देशपांडे, डिंपल प्रकाशनचे प्रकाशक अशोक मुळे, ज्येष्ठ पत्रकार मधुकर भावे, साहित्यिक महेश केळुस्कर, ॲड. राजेंद्र पै. विक्रम पै उपस्थित होते.

या पुरस्काराला उत्तर देताना पुढे अशोक हांडे म्हणाले, "मराठी संस्कृती, या राज्याचा इतिहास, भूगोल, मर्म आणि धर्म पुढच्या पिढीपर्यंत पोहोचवण्याची गरज गरज आहे. आचार्य अत्रे यांच्या स्मृत्यर्थ दिला गेलेला पुरस्कार हा मराठी मातीमुळे, इथल्या संस्कारांमुळे आहे," असे ते म्हणाले.

'आत्रेय'चा 'आचार्य अत्रे जीवनगौरव पुरस्कार' आत्तापर्यंत हा पुरस्कार मंगेश पाडगावकर, बाबासाहेब पुरंदरे, द. मा. मिरासदार,ना. धो. महानोर, डॉ. जयंत नारळीकर, हृदयनाथ मंगेशकर, रामदास फुटाणे, मधुकर भावे, किरण ठाकूर, डॉ. तात्याराव लहाने, अण्णा हजारे, डॉ. जब्बार पटेल, मधु मंगेश कर्णिक अशा दिग्गज  मान्यवरांना हा पुरस्कार दिला गेला आहे. अत्रे यांच्या १२७ व्या जयंती दिनी त्यांच्या नावाचा यंदाचा हा जीवनगौरव पुरस्कार अत्रेंसारखेच मराठी आस्मिता जागवणारे अष्टपैलू रंगकर्मी अशोक हांडे या ‘मराठी बाणा’ आणि ‘मराठी आस्मिता’ जागवणाऱ्या अशोक हांडे यांना प्रदान करताना मनस्वी आनंद होत आहे, हाच आनंद माझी आई शिरीष पै यांनाही झाला असेल असे 'आत्रेय'चे ॲड. राजेंद्र पै यांनी अत्रे कुटुंबियांच्या वतीने व्यक्त केले.

या सोहळ्याचे विशेष अतिथी प्रख्यात विडंबनकवी वात्रटिकाकार रामदास फुटाणे म्हणाले "हत्तीण आली पाहिजे, कबुतर गेले पाहिजे यांसारखी अतिमहत्वाची कामे सोडून लोक आले असल्याचे म्हणत त्यांनी त्यांच्या मिश्किल शैलीत चिमटा यावेळी काढला. महाराष्ट्रात मराठीवरून सुरू असलेले राजकारण, मराठी संस्कृती जपण्यासाठीचे प्रयत्न, घरांमधून कमी होणारा मराठीतील संवाद, कमी झालेले वाचन, मराठी - अमराठी वाद अशा पार्श्वभूमीवर मराठी टिकवण्याची जबाबदारी गांभीर्याने स्वीकारण्याची गरज असल्याची भावना त्यांनी व्यक्त केली. ‘महाराष्ट्रातील अमराठी लोकांना मराठी भाषिक करावे लागेल, ही राज्यकत्यांची जबाबदारीआहे, अशा शब्दांमध्ये फुटाणे यांनी राज्य सरकारला कर्तव्याची जाणीव करून दिली.

'महाराष्ट्र' हे नाव अत्रेंमुळे मिळाले, याची आठवण करून देत आज अत्रे हवे होते असे उद्गार  ज्येष्ठ संपादक मधुकर भावे यांनी काढले. अत्रे यांचे साहित्य पुढच्या पिढ्यांपर्यंत पोहोचावे, यासाठी राज्य सरकारने प्रयत्न केले पाहिजेत, असेही आवाहन त्यांनी केले.  या सोहळ्यामध्ये ‘झेंडूची फुले’वर आधारित काव्य आणि विडंबनात्मक काव्याचा सांगीतिक कार्यक्रम ॲड. राजेंद्र पै यांनी सादर केला. यामध्ये रामदास फुटाणे आणि डॉ. महेश केळुसकर यांच्यासोबत मैथिली पानसे जोशी, शिवानी गायतोंडे, निनाद आजगांवकर आणि कौशल इनामदार आदी सहभागी झाले होते.

‘झेंडूची फुले’ची शताब्दी आवृत्ती

आचार्य अत्रे यांच्या जयंतीदिनी त्यांनी लिहिलेल्या ‘झेंडूची फुले’ या विडंबन काव्यसंग्रहाला १०० वर्षे पूर्ण झाली. या निमित्ताने या काव्यसंग्रहाच्या शताब्दी आवृत्तीचे प्रकाशन करण्यात आले. या शताब्दी संग्रहाचे संपादन कवी डॉ. महेश केळुसकर यांनी केले आहे. डिंपल प्रकाशनाने याचे प्रकाशन केले आहे. या वेळी ‘कऱ्हेचे पाणी’ या अत्रेंच्या आत्मचरित्राचेही पुनर्प्रकाशन करण्यात आले. परचुरे प्रकाशनाच्या माध्यमातून हे प्रकाशन करण्यात आले. मनोरमा प्रकाशनातर्फे ‘अत्रे टोला’ आणि ‘अत्रे प्रहार’ या ग्रंथांचेही यावेळी पुनर्प्रकाशन करण्यात आले.

Bengaluru, 14 August 2025: Large-sized deals (≥100,000 sq. ft.), continue to drive India’s commercial office market, consistently accounting for bulk of the Grade A office space uptake in the last 5 years. In H1 2025 too, 51% of the total leasing across the top 7 cities was through large-sized deals at 17.2 million sq feet, reflecting occupiers’ sustained appetite for high-quality office spaces to support growth strategies.

Technology sector continues to drive large-sized transactions across conventional space

Across India’s leading seven cities, technology sector continues to anchor office space demand, sustaining its role as one of the dominant demand drivers. While its share in overall conventional leasing has seen a marginal dip since 2020, the sector’s leasing volumes have grown steadily in absolute terms, indicating continued expansion. In H1 2025, the sector accounted for more than 10 million sq ft of Grade A space uptake across the top 7 cities, nearly 40% of the overall conventional leasing.

The technology sector, in particular, remains the key driver of the large-sized transactions, indicating expansion and long-term space commitments amidst evolving workplace strategies. During H1 2025, the sector accounted for 43% of the leasing through large-sized deals within conventional spaces, distantly followed by BFSI companies at 28%. Continued momentum in large-sized deals, especially by leading tech companies, highlights their confidence in the local talent pool, infrastructure, long-term market potential & real estate. In fact, large-sized tech deals have picked up pace in recent years, with leasing volumes in conventional spaces increasing from 6.4 million sq feet in 2023 to 8.7 million sq feet in 2024. H1 2025 has already seen 6.2 million sq feet of Tech leasing through large-sized deals, signaling sustained expansionary momentum in the sector. With ongoing GCC expansions in the country, digital transformation spearheaded by AI adoption, large-sized deals are poised to remain the driving force of the Indian office market in the next few years.

Technology firms continue to anchor India’s flex space demand as well

The technology sector also remains a dominant occupier within flex spaces, as leading tech firms continue to adopt agile workspace strategies to support hybrid work models. The sector currently accounts for 40-50% of the total flex space demand across the top 7 cities of the country. This trend is particularly pronounced in key IT hubs such as Bengaluru, Hyderabad and Pune, where flexible work arrangements enable companies to optimize costs, enhance scalability, and attract skilled talent. While the occupier base for flex spaces is steadily diversifying, the technology sector is expected to retain its prominence, driving sustained flex space demand in the next few years.

“The technology sector continues to demonstrate remarkable resilience, even amid global uncertainties and workforce adjustments. Since 2020, tech occupiers have leased close to 85 million sq. ft. of conventional office space across the top seven cities and accounted for bulk of the large-sized transactions. In H1 2025 alone, the sector drove 43% of the large -sized transactions of 100,000 sq. ft or above. Despite current headwinds, we expect technology occupiers to maintain the leasing momentum throughout 2025 and fuel commercial real estate in India, mainly supported by expansion of GCCs. Meanwhile, strong IT talent pool and cost arbitrage will continue to be the differentiating factors for Indian office market,” said Arpit Mehrotra, Managing Director, Office Services, Colliers India.

Bengaluru and Hyderabad continue to drive ~50% of the Tech demand in India

Bengaluru remains the epicenter of India’s technology sector and has established itself in the top 5 global tech destinations, supported by its deep talent pool, mature IT ecosystem, and robust office infrastructure. Hyderabad, meanwhile, continues to strengthen its position as a major technology center both in India and globally, driven by competitive costs, supportive government initiatives, and availability of high-quality office developments. Together, Bengaluru and Hyderabad account for nearly half of the country’s tech leasing over the last five years, underscoring their dominance as preferred markets for technology occupiers. The two cities are followed by Pune, Chennai, and Delhi-NCR with sustained demand from technology firms.

Top 5 Micro-markets drive nearly 50% of the Tech leasing at Pan India level

Majority of leading technology micro-markets in the country are concentrated in South India, which has established IT hubs such as ORR & Whitefield in Bengaluru, SBD & Off-SBD in Hyderabad, and OMR Zone in Chennai. These micro markets have consistently witnessed strong traction in technology leasing, driven by an established IT/ITeS ecosystem, well-developed social & physical connectivity and availability of skilled talent in residential catchment areas. Competitive rentals and availability of relatively larger floor plates in office developments have added to the forward-looking IT policies of these states in southern India.

Speaking about her character and excitement, Gauri Shelgaonkar, who plays Ghevar, shares, “I’m really happy that I got the chance to play Ghevar. She’s an independent girl who runs her shop, and in real life, too, I’ve always had the desire to achieve something on my own. What made me love this character even more is that through her, I got to experience the life of the beendani’s (The married women) who live deeply rooted in Rajasthani traditions. I hope the audience, especially women who are mothers or wives, relate to Ghevar’s journey and the selfless sacrifices she makes for her family and children.”

Aakash Jagga, who plays Kundan, shared his excitement, “I’m from Rajasthan, so this culture is a big part of who I am. Kundan is a true Rajasthani character; he’s royal, kind, and stands strong for what’s right. The moment I read the script; I felt an instant connection because it reflects the traditions I grew up with. That made my performance feel very natural on screen. Monika Khanna, who plays the strong and negative lead Ramkudi, shares, “I’ve always enjoyed portraying layered characters, and Ramkudi adds a fiery edge to the story. Ramkudi is a complex and dramatic character. Her life has been marked by hardships, years spent in poverty, time in a mental asylum, and a stretch in prison. What I love most is that this role shows a different side of people we usually see as negative characters. Ramkudi is the way she is because of her past, and understanding that makes her even more interesting. I’m sure the audience will enjoy watching her.”

The World Trade Center Mumbai and the All India Association of Industries (AIAI), in collaboration with the Dubai Multi Commodities Centre (DMCC), hosted the International Trade Dialogue with Dubai to spotlight the Emirate’s exceptional business opportunities and strategic advantages. The event brought together business leaders, trade officials, and industry stakeholders to explore new avenues for bilateral growth and collaboration. Opening the session, Ms. Priya Pansare, Director – Trade and Investment Promotion, WTC Mumbai, highlighted the UAE’s visionary role in fostering meaningful global partnerships and the deepening bilateral ties it shares with India.

 

The high-profile gathering was graced by distinguished dignitaries, including Dr. Vijay Kalantri, Chairman, MVIRDC WTC India & President, AIAI; H.E. Mr. Abdulla Husein Almarzooqi, Consul General of the UAE in Mumbai; Mr. Bassel Bitar, Regional Representative – Asia & Eastern Europe, DMCC; Mr. Siddharth Shah, Head – DMCC IRO; Mr. Abhijitsinh Jadeja, Chief Representative – India, Dubai Chambers; and Capt. In his keynote address, H.E. Mr. Abdulla Husein Almarzooqi underscored the strength of the India–UAE partnership, noting that bilateral trade crossed USD 100 billion in FY25, significantly boosted by the Comprehensive Economic Partnership Agreement (CEPA) signed in 2022. He cited the UAE’s robust business ecosystem, tax-friendly policies, political stability, and strong security as key factors making it an ideal investment destination. “Together, India and the UAE can shape the future of global trade,” he affirmed.
